Q: Can I get a loan modification even if all my mortgage payments are current?

Answer:Unfortunately, if you’ve never missed a payment on your mortgage, your loan modification application will go right to the bottom of the stack.

There are just way too many applications coming in on a daily basis and the priority files will be those with missed payments. Also, why should the banks stop a good thing for them when they are still getting your full payment?

If you want to fight to modify your mortgage to get your monthly payment lowered, you will have to bite the bullet and miss at least one house payment but likely more.

It’s what you need to do to get the bank’s attention, according to loan modification expert, Mike Rockwood, and author of the loan modification workbook I recommend.

So you have to decide what is more important to you right now – your FICO score or saving your home. Most are choosing to save their home.

In this video Q&A coaching segment, Mike and his son/business partner, discuss this unfortunate scenario with a borrower who has been denied a loan modification after months and months of being strung out by her loan servicer. It’s a real eye opener.

Mike Rockwood has modified five of his own loans, including his personal residence and investment property. He has created a top-notch workbook to walk you through the steps of fighting to get the best terms on your loan modification.

I would recommend that you review your documents you submitted and see where you can adjust them to comply more closely with the approval criteria the lender is looking for. Then make the adjustments and resubmit. Don’t give up if you really want to keep your home.

I wrote a post about how the NPV affects your chances of getting approved: /2010/01/21/q-how-does-the-npv-of-my-home-affect-my-chances-of-getting-a-loan-modification/ There is a subheading about the Influence of your hardship letter.
